You usually just need to use a longer chain to avoid using obscure words:
MATH
MATE
RATE
RACE
RACK
LACK
LOCK
LOOK
BOOK
Anyway, it's Pan to set the next challenge. unless someone else jumps in first.
ETA: If someone wants to try a really difficult one, I found (inspired by maddog's challenge) that ROOSTER CROWING is possible though I did have to use one obscure word, coulier, for my solution.
coulier n. : the cam motion that controls delivery of yarn over needles on a full-fashioned knitting machine.
It's in the dictionary, but the Scrabble checker doesn't allow it. The other words I used (lots of them ) are all fairly well known words (in the UK anyway).

It is possible, but the solution I found took 17 steps and required the use of one word you would normally not use in plural and another that is a little obscure (but that I knew the general meaning of).

Insanely long, but I finally got there. I'm sure somebody can do better, but at least this shows it's possible.
ETA: Fuck, that didn't even work. I don't even have the excuse of being dyslexic, but that's not how you spell "feuds." Luckily I was able to fix it by actually removing a step. Stupid Monday fogbrain.

Anight is a word (meaning 'at night').
Aright means the same as 'rightly'.
Wright is a maker - as in shipwright or wheelwright.
That gets us to weight and height!

I found that 'heigh' is an alternative to 'hey', 'heughs' means 'crags', and 'houghs' means 'cuts of meat' so now I have a solution that is valid according to the Scrabble checker except for one dubious step.
